Lloyd found us a fantastic mortgage deal during uncertain times which meant we could move house when we didn't think we were able to.

Yes - and Lloyd achieved better rates for us than we thought we would be able to!

Nothing - honestly, Lloyd has been fantastic from start to finish. Lloyd was recommended by a family friend and that recommendation was well worth it.

What were the circumstances that caused you to initially look for an adviser?
New to country and first time buyer and was under furlough when taking mortgage.
How has Lloyd Richards helped you?
Not very well. Good with Finding mortgage for a furloughed person, but financial advices were not good. As a person knowing history of bank rates in UK, its straight forward for a person of finance background to know that the bank rates were never this low at 0.1%. But this person adviced me for a 2yr fixed rate instead of 5 or 10yr rates. I really dread my situation after 2 years that I have to remortgage now when the Bank of England rate is at its highest rate since 15year.
Have you seen the outcome you were hoping for?
I would have rather done better if I search mortgage myself even though I was new to this country. I m at my worst situation now.
What could they have done better?
As a mortgage adviser and big experience in the feild, he should have know the 0.1% was the lowest bank rate even gone in the history and any rate even if its 2.5 for my situation was best for my profile. Rather he insisted its better to go with 2 or 3 yrs fixed rate only as its higher rate for me.

Gosh! You have to have quite thick skin in the mortgage industry, however it is still always hurtful to read such comments. If sourcing, arranging and recommending on the right kind of mortgage is "straightforward" it's a wonder that my advice was ever sought in the first place.
Hindsight is a wonderful thing and I am quite certain that there are thousands of homebuyers out there who wished that they had secured a longer term fixed rate when fixed rates were so low. Yet, I would challenge any financial professional to have foreseen the effects of the Pandemic, leaving the European Union, and the war in Ukraine. All three of these were a catalyst to the spike in interest rates.
The very fact that interest rates had been so low for so long was your initial attraction to the lower of a short term fix versus the higher long term fix.
One thing I never do with clients is "insist" that they do anything. Rather it is through conversation and listening that both parties arrive at a mutually agreeable solution.
As for not being responsive enough, I guess the countless emails and conversations we had throughout the process have been forgotten about. Indeed support and guidance was given after the completion of the mortgage and it was only last week when we communicated to discuss the options for your upcoming remortgage. If I remember rightly I had stated that I was going to discount my broker fees.
Many clients are now having to make choices about whether to take out lower long term fixed rates, versus slightly higher short term fixed rates. However, when there is a suggestion that mortgage rates may fall in the short term, that choice is made more complicated. If a long term fixed rate is chosen, but then rates fall in 2 years time, one might ask if it wouldn't have been more appropriate to go for the short term fixed rate in the first place.
